NRP Group Breaks Ground on 336-Unit OSU East Community in Northwest Columbus
By Multifamily Summit

The NRP Group announced the groundbreaking of OSU East, a 336-unit housing community in Northwest Columbus. The development represents the company's first market-rate community in Columbus.
The project sits on a 27.5-acre site on West Dublin Granville Road. M/I Homes of Central Ohio LLC will develop an additional 138 for-sale townhomes on the same site.
"This project represents an exciting milestone for our team and is the first of many opportunities we hope to pursue in Columbus," said Mike Zelenkofske, Executive Vice President of Development at The NRP Group. "We were drawn to OSU East because of its connectivity to major transit corridors, proximity to neighborhood amenities, and the strong population and job growth shaping the region."
The community consists of 11 three-story residential buildings offering 144 one-bedroom units, 156 two-bedroom units, and 36 three-bedroom units. Residences will include kitchen islands and peninsulas, granite countertops, luxury vinyl tile flooring, and balconies in most units.
The development is located near Ohio State University Airport and falls within the Worthington School District. The site provides access to major employers including Ohio State University, Cardinal Health, Ohio Health, JP Morgan, Nationwide Insurance, and Nationwide Children's Hospital.
Residents will have access to State Route 315 and Interstate 270. An 11-foot-wide bike path will be installed along the development's frontage in coordination with the City of Columbus, connecting to nearby dining and retail along Dublin-Granville Road and Bridge Park. The site is also near Linworth Road Community Park.
"We're pleased to partner with The NRP Group on this transformative development that will allow us to deliver for-sale townhomes alongside The NRP Group's high-quality rental housing," said Josh Barkan, Division President at M/I Homes of Central Ohio LLC.
Community amenities include a clubhouse with full kitchen, fitness center, business pod with coworking space, volleyball and bocce courts, outdoor grill and seating area, resort-style pool, and courtyards. A package delivery room will be available on site.
PNC Bank provided financing for the project. The City of Columbus participated throughout the entitlement and development process.
Since 1994, The NRP Group has developed more than 68,000 apartment homes nationwide and currently manages over 33,000 residential units. In Ohio, the company has developed more than 5,000 rental homes since 1994.
M/I Homes expects to begin construction on its townhome community in spring 2027.
